A sprinkler system can make landscape watering easier, but installing one is not simply a matter of placing sprinkler heads around the property. Soil, slope, water pressure, drainage, plant types, and existing structures all affect how well the system will work.

Before beginning an irrigation installation, assess the property carefully. Understanding these conditions first can help prevent uneven watering, runoff, overspray, and costly changes later.

1. Check the Property Layout

Start by reviewing the complete area that needs irrigation. The layout determines where pipes, valves, sprinkler heads, and irrigation zones should be placed.


Look for:

  • Lawns and planting beds

  • Trees and existing landscaping

  • Buildings and foundations

  • Driveways, sidewalks, and patios

  • Fences, walls, and other structures

  • Areas that receive regular foot or vehicle traffic

A sprinkler should water the landscape, not nearby pavement or buildings. Dividing the property into suitable zones can also help different areas receive the amount of water they actually need.



2. Examine the Soil Type

Soil controls how quickly water enters the ground and how long moisture remains available to plants. Ignoring soil conditions can result in runoff or frequent dry spots.


Consider:

  • Sandy soil: Drains quickly and may need shorter watering cycles.

  • Clay soil: Absorbs water slowly and can produce runoff if watered too quickly.

  • Loamy soil: Generally provides a balance between drainage and moisture retention.

  • Compacted soil: May prevent water from penetrating evenly.

Check soil conditions in different areas because one property can have more than one soil type.



3. Consider the Property’s Slope

Sloped areas require careful irrigation planning. Water can move downhill before it has enough time to soak into the root zone.


Pay attention to:

  • Steep slopes

  • Low points where water collects

  • Areas near retaining walls

  • Slopes beside driveways and sidewalks

  • Locations showing signs of erosion

Shorter watering cycles with pauses can give water more time to infiltrate the soil. Sprinkler selection and application rates should also match the site's slope.



4. Measure Water Pressure and Flow

The available water supply determines how many sprinkler heads can operate correctly in each zone. Measuring pressure and flow before installation helps prevent performance problems.


Check:

  • Available water pressure

  • Flow rate at the connection point

  • Pipe size and capacity

  • Number of sprinkler heads planned for each zone

  • Existing water demand on the property

Low pressure can produce weak spray and poor coverage, while excessive pressure can create misting and uneven application.



5. Observe Sunlight and Shade

Sun exposure affects how quickly landscape areas lose moisture. A lawn receiving several hours of direct sunlight may need different watering than a shaded planting bed.


Identify:

  • Full-sun areas

  • Partial-shade areas

  • Heavy-shade locations

  • Areas beneath mature trees

  • Sections shaded by buildings or walls

Grouping areas with similar sunlight conditions can make irrigation scheduling more practical and help avoid overwatering shaded areas.



6. Identify Plant Water Requirements

Not every plant needs the same amount of water. Grass, shrubs, trees, flowers, and ground covers can have different root depths and moisture requirements.


Review:

  • Plant types

  • Root depth

  • Plant spacing

  • Water requirements

  • Sun and wind exposure

  • Existing drought-tolerant plants

Choose irrigation equipment based on the landscape. Sprinklers may suit larger lawn areas, while drip irrigation can be useful for planting beds, shrubs, and individual plants.



7. Inspect Drainage Conditions

Irrigation adds water to a property, so existing drainage conditions need to be understood first. Poor drainage can cause standing water, soil problems, and plant damage.


Look for:

  • Standing water

  • Soggy or constantly wet soil

  • Erosion

  • Compacted areas

  • Low spots

  • Downspouts and surface drains

  • Swales and drainage channels

If an area already has drainage problems, adding more irrigation without addressing the cause may make the situation worse.



8. Plan Sprinkler Placement Carefully

Correct sprinkler placement helps create consistent coverage across the landscape. Trees, fences, walls, signs, and other obstacles can block spray and leave certain areas dry.


Consider:

  • Sprinkler spacing

  • Spray patterns

  • Head-to-head coverage

  • Potential overspray

  • Obstacles that block water

  • Areas that should not receive irrigation

Also think about future landscape growth. A tree or shrub that is small today may eventually interfere with sprinkler coverage.

A well-planned irrigation system starts with understanding the site before equipment is installed. If you are planning a new sprinkler system or replacing an existing one, a detailed property assessment can help determine the right zones, equipment, and watering approach.
